Aldanmar apartments in Puerto Galera is an easterly facing triplex (3 in 1) apartment complex. The building is 3 floors from the beach up to the concrete barangay road where a single car garage also houses a backup power generator. It is securely gated and fenced, located in a quiet seaside community in the Philippines.
Constructed on the beach in 2004 by an Australian, the building is structurally sound, easily withstanding earthquakes and the most severe typhoons. First floor is 2 meters above the highest tide, therefore sea water has never overlapped the flooring, even during highest signal 5 super typhoons. Road and garage are approximately 12 meters above beach level.
The property lot size is 309 square meters in rectangular shape elevating downward from road to beach, approximately 11 meters wide. There is an existing application with Department of Natural Resources to legally lease the foreshore for 25 years (renewable), which would extend private control of the property by a further 200 square meters.
Each level of the building is stepped up the hill, being secured into the hard rock base with foundations anchoring each level individually, whilst all tied together with iron bar and solid concrete. Wall thickness is 10 inches (otherwise known as “firewalling”), and windows are secured by internally placed steel bar grills with external doors made from solid Nara wood and double bolt deadlocks.
Externally, stairs from garage to Green apartment 2nd floor and 1st floor terraces provide private access with a gate to the beach. Under the stairs is a wash area and 400 liters of filtered water storage with pump which supplies 1,000 liter storage tanks on garage roof. The Red apartment has a separate private access gate from road to the 2nd floor terrace and bedroom. There is additional parking space at front for 5 motorcycles
The Blue penthouse, top floor apartment has 2 bedrooms and spans the width of lower, 2nd floor apartment bedrooms. It faces to the road with garage and has double opening entrance doors for accessibility. Open living designed kitchenette and living room have glass sliding doors to a large partially covered balcony and views over Dulangan Bay, Verde Island and Batangas mountains to the north east. This apartment is the owner’s private residence.
The Green and Red downstairs apartments are mirrored and identically designed. Both have 1 spacious bedroom on the second floor with external doors to large, private terraces. Internal stairs traverse from bedrooms to 1st floor open plan kitchenettes, living rooms and adjoining bathrooms. Living rooms directly access lower level terraces and steps to the beach.
“Homestead” ownership was granted by the Philippines government in the year 2017. The land title is issued as original, first owner with no prior certificates of transfer. Annual municipal/provincial property taxes are paid and up to date. All original, legal construction permits and Permit of Occupancy are available and detailed further on the construction page.
Reason for sale is due to a change in personal circumstances and a desire to eventually relocate nearer to medical facilities and family whilst the owner remains in good health, but aging. There is no urgency to secure a sale, if ever, as the property continues to provide income and will otherwise become inherited.
